Booking and Payment

We only accept bookings from persons over the age of 18.

Bookings for arrivals within the next 12 weeks can only be secured by payment in full either via the website, email & invoice or  telephone.

Bookings for arrivals beyond the next 12 weeks can be secured by a 20% deposit or minimum £150 whichever is greater, provided that the 80% balance is paid at least 12 weeks in advance of the arrival date. 

Any failure by you to pay the deposit or balance on time will entitle us to treat your booking as cancelled by you and follow our procedure for cancellations below.

We accept payments for bookings in full either via our website, email communication & invoice or over the telephone which are both paid by debit or credit card. Note, we do not accept AMEX or Foreign Currency payments. 

If you prefer to pay only a 20% deposit or £150 (whichever is greater) at the time of booking and balance closer to your stay we will send two invoices at the time of your booking, first for the deposit to secure your booking which is payable within 7 days and the second post dated for 12 weeks prior to your stay. Failure to pay either of these invoices will result in your booking being deemed cancelled and your holiday resold. 

Changes to Your Booking

If, after confirmation of the booking you need to make changes, although we will always do our best, we are not obliged to satisfy these requests. Whether and to what extent these alterations will be accommodated is at our discretion and will incur a £20 administration cost.

Cancellation Policy

If you need to cancel your booking please contact us as soon as possible and we will try and resell your reservation 

All deposits and payments made in regard to bookings are non refundable, unless in exceptional circumstances and at the discretion of the owners 

Outside of 12 weeks of your stay and booked via our website we will try and re sell your booking if we are successful we will return the booking cost achieved for the reservation less 20%  (Minimum £150 ) to cover our administration costs. If you have booked and paid a deposit for your reservation this will not be refunded unless in exceptional circumstances

Within 12 weeks of your stay we reserve the right withhold all payments made to us. 

This does not affect your statutory rights and we highly recommend you obtain suitable cancellation insurance from a reputable company
